Keys To A Successful Home Showing

When it comes to showing your home, there are things that can be done before and after the showing that will increase the attraction of prospective buyers, and provide valuable insights into what potential buyers thought of your home.

Follow the Keys To A Successful Showing and your home should sell quickly and at a higher price.

Preparation

  • A flyer box will be left in the foyer or other location such as a dining room table, where agents can pick up a flyer of your home and leave their card. 

  • Special feature cards will be placed throughout the home to assist would be buyers in noting and remembering key features of your home.  They will contain QR codes that will allow for a buyer to access your listing online with their mobile device while in your home.

  • For best results, you may want to tidy up before a showing.  This should include turning on lights, opening blinds and leaving soft background music playing.

  • Please put valuables away to ensure their safekeeping.

  • We will notify you via text, email or by phone to alert you to a showing.  You need merely to respond that the proposed time is OK, or with an alternate time.  We will do the rest.

  • Finally, it is best to leave prior to an agent arriving to show the home.  If by chance you happen to be there when they arrive please direct all questions to us, your agents.

  • If you happen to be there when an agent or buyer arrives, DO NOT allow access without them using their lockbox key.  This ensures that only authorized persons will be entering your home, and will provide us an immediate email alert with the agent's contact data.  This not only increases safety and allows us to follow up with the agent to discuss the showing.

After a Showing

  • Once you are certain that the parties have left, please feel free to return home.

  • Upon return please ensure that all doors are locked, especially basement doors.  Additionally, turn lights off and check to make sure that all things are as you left them.

Post Showing Follow Up

  • Upon receiving notification that an agent has shown your home we will send them an email asking them what barriers would need to be addressed in order for their client to make an offer.  This usually results in feedback; which we will promptly forward to you.

  • If the agent is non-responsive we will call once with the same purpose in mind.  If after this we are unable to engage the agent we do not continue to persist but assume that the client is not interested.

  • If we have an interested party we will communicate that to you.
