Fixer Upper Renovation in Duluth Ga.

We recently received a call from some dear friends suggesting that we contact the owner of this home.  It is located in Duluth, just inside the city limits, and only a short walk from downtown, a very desirable area.  Our friends, who are neighbors, wanted us to purchase this home to insure that the renovation was done correctly; resulting in improving the values in the neighborhood and hopefully providing a good neighbor in the process.  The home was known as “the yard that took over the neighborhood”.

Although not a large home, it had about 1556sf; consisting of three bedrooms, 2 full baths, a large family room and basement with a bonus room and large unfinished area.  The exterior was in bad shape and required a new roof, new siding, new windows, gutters, and deck.  Oh yeah, once we pulled the siding off we had to resheath the entire house with plywood and wrap it prior to installing the siding.  The sheathing was a surprise.  Oh, I almost forgot, we had to waterproof the front foundation wall.  Jeff Hilliard did a great job on the waterproofing.

The inside was a mess.  It took six guys an entire day to clean it out.  Once empty we could see what we were working with. We decided to start over in the kitchen, and to add a party wall between the kitchen and family room to provide some separation and to allow for more cabinetry.  This required an entirely new kitchen.  We also insulated and dry-walled the lower level bonus room and painted the unfinished area so that it too would be usable.  Oops, I almost forgot, we installed a new HVAC system and a new electrical service panel.

Once the major things were done we finished off with new paint inside and out, installed new vanities, light fixtures, plumbing fixtures including toilets in the bathrooms, replaced all hinges and door hardware, and installed engineered hardwoods on the main level, vinyl in the bathrooms and carpet in the balance of the living areas.  Then last but not least we had the house professionally cleaned, and manicured the yard to give it a finished look.
