Existing-home sales rose again in September, affirming that a sales recovery has begun, according to the National Association of Realtors®.

Existing-home sales1, which are completed transactions that include single-family, townhomes, condominiums and co-ops, jumped 10.0 percent to a seasonally adjusted annual rate of 4.53 million in September from a downwardly revised 4.12 million in August, but remain 19.1 percent below the 5.60 million-unit pace in September 2009 when first-time buyers were ramping up in advance of the initial deadline for the tax credit last November.

With the recent changes to FHA mortgage insurance going into effect on October 4, 2010, I know the questions on whether or not to use an FHA versus a conventional loan will pick up again. Consumers will want to know how the new guidelines impact the total monthly payments on conventional and/or FHA loans.

Whether or not to get an FHA or conventional loan should be up to a borrower’s unique situation. With all the changes in the world of real estate it is funny how things really remain the same. When I bought my first house back in the 1970’s an FHA insured loan was the only way to go. After a few years though, FHA loans lost their popularity not only with the public but also with real estate professionals (lenders, agents, etc). Today you can pretty much bet that the typical home sale will be closed using an FHA insured loan, especially with the current maximum FHA loan limits being typically $346,250 in the Metro Atlanta area. I know winter is near when my wife starts bugging me about fire wood. Fireplaces and wood stoves are great fun and provide a warm, cozy, romantic environment for our homes, but we need to review some do’s and don’t for the safe operation of a fireplace.

Building a Real Wood Fire

  • Assemble a simple set of tools for maintaining the fire. You will need some type of poker to move logs as needed when the fire is hot.
